What is a BER certificate?

A BER certificate, or Building Energy Rating Certificate, is simply a certificate that rates your buildings energy efficiency on a scale from A-G. A-rated homes are the most energy efficient and as a result tend to have the lowest home energy use and therefore lowest cost associated with energy utilities. G-rated are the least energy efficient and represent and poor level of energy efficiency and tend to have higher energy bills.

How a Building Energy Rating calculated?

Your BER is calculated by a registered BER Assessor. They are trained professionals, usually Civil Engineers, who will determine through a survey of your property the amount of energy used for the space. This will involve the BER assessor taking an account of your hot water heating methods, ventilation systems, lighting and other factors that influence how efficient a building is with its energy use.

A BER is compulsory for all homes, including previously unoccupied new-builds. There are exemptions for protected structures and some other building types. The BER rating should be listed on any advertisements of the property, this is a legal requirement. A BER certificate will help landlords, prospective tenants and home owners understand, appreciate and formulate plans and budgets centered around their energy use. This concept, although often named differently, is part of a EU wide framework and exists in all member states.
